Rosedale Mall plans two-story expansion

A popular mall in the Twin Cities is proposing a two-story expansion aimed to attract high-end shoppers.

Rosedale Mall officials propose to add 140,000 square feet of space for an anchor tenant and possibly other businesses on the northeast side. If approved by the City of Roseville, construction could start late this year.

General manager Scott Michaelis said the mall hasn't reached a deal with a potential tenant, but there are a few cities in the metro that a high-end retailer would attract.

"What we were trying to do was fill a gap in our current demographic," he said. "There are some zip codes in the north metro that we haven't been penetrating very well."

Rosedale follows in other malls' footsteps with expansions and remodeling. The Mall of America is undergoing a $300 million expansion.

Ridgedale Mall is set to open a Nordstrom this fall. Maplewood and Southdale malls recently completed renovations.

Michaelis said a complete interior remodel of Rosedale is also in the works.

"As a response to many if not all of our competitors (who) have either remodeled or expanded or both, we see this as a way to stay competitive in the marketplace and to advance Rosedale's position," he said.

The expansion may change traffic patterns around the mall. Michaelis said traffic studies showed minor changes to Fairview Avenue and County Road B may be necessary to relieve congestion.

The last major expansion for Rosedale took place in 2007 when AMC Theatres was built.
